Home loans through THDA
If you are looking to buy your first home, the Tennessee Housing Development Agency is promoting the Great Choice Loan Program. It offers 30-year, fixed rate mortgages to qualified first-time, repeat and military veteran homebuyers. Great Choice is used in conjunction with FHA, VA, USDA-Rural Development and uninsured conventional loans. Cocke and Jefferson County borrowers must meet the minimum qualifications: satisfactory credit history, income that does not exceed maximun income limit for one or two persons of $67,320 or $78,540 for families with three or more members. The home also must have a purchase price that does not exceed the maximum acquisition price limits. Additionally homebuyers must participate in a THDA-approved homebuyer education course. THDA currently requires a 640 minimum FICO credit score. If your score is too low, homebuyer education counselors can help with strategies to raise your credit score. A Great Choice Loan is designed to help low to moderate income Tennesseans purchase modest homes. It provides a 30-year, fixed rate loan, and provides homebuyers with down payment assistance up to 4% of the purchase price.
